The borrowers bought an old warehouse with their own cash unconditional of planning. They submitted their planning, discharged all conditions and cleared the site ready for build with their section 80/81 notice.
Development Money arranged 100% of the build costs to complete the 5 terraces houses and was to monitor the project charging
only £30 per drawdown as opposed to the normal £500 upwards per month due to the lower loan to GDV!
